In February 2022, Visum Development submitted to the City of Ithaca a Site Plan Review application for Breeze Apartments on the site of the former Ithaca Gun Company factory overlooking Ithaca Falls. With this market-rate project, we are continuing to elevate the comfort and quality of modern housing in Ithaca while increasing public access to one of Ithaca’s natural gems. Our team proposes a four-story, 77-unit building with attractive amenities, a publicly-accessible walkway leading to an overlook above Ithaca Falls, and sufficient parking for its tenants. Our goal is for Breeze Apartments to become a truly delightful place to live and a beautiful addition to the hillside neighborhoods surrounding Ithaca Falls.
The site is in the state’s Brownfield Cleanup Program (“Former Ithaca Gun Factory,” site no. C755019), and the project team is actively taking steps to restart remediation efforts on the property ahead of construction of a residential building.
We understand this is a high-profile location with a long history of environmental contamination and development attempts, so our goal with this website is to make Breeze-related information as accessible and transparent as possible.
